Manufactured homes have come a long way from their reputation decades ago. Today's models are built to strict HUD code standards, energy efficient, and available in layouts that rival many site-built homes — often at a fraction of the cost per square foot.
If you're considering a manufactured home for the first time, here are five things worth knowing before you start shopping:
1. HUD code, not local building code. Manufactured homes are built in a factory to a federal HUD standard, which applies nationwide. This is different from modular homes, which are built to the same local/state building codes as a site-built house.
2. Land matters as much as the home. Whether you're placing the home on land you already own, buying a home + land package, or leasing a lot in a community, financing and permitting requirements differ significantly depending on the land situation.
3. Financing options vary. Conventional mortgages, FHA loans, VA loans, and chattel loans (financing the home only, not the land) are all possibilities depending on your situation. It's worth talking to a lender early so you know what you qualify for.
4. Site prep is its own project. Foundation work, utility hookups, and delivery access all need to be planned before the home arrives. A good retailer will walk you through this rather than leaving you to figure it out alone.
5. Not all manufactured homes are the same. Floor plans, finishes, and options vary widely between manufacturers. Take the time to compare a few before committing — the home you land on should fit how you actually live.
